Further information about DECs
A number of clients have asked us about how the DEC works with regard to renewal of certificates year on year.
There are essentially two parts to a DEC:
1. The Advisory Report
Initially an assessment of any building over 1000m2 is made and an Advisory Report issued accordingly. This report provides recommendations on energy efficiency and is valid for a period of 7 years.
2. The Display Energy Certificate
The DEC is issued for eligible buildings which shows an energy efficiency rating for that building. Law requires the DEC to be displayed in a public place for scrutiny by anyone and everyone. A DEC is valid for 12 months after which another efficiency assessment is made and a new DEC issued.
What if the building is altered? Will it require a new Advisory Report?
A new Advisory Report is only required if substantial developments or changes have been made to a building (e.g. extended, reduced in size etc). Where minor changes have been made such as new windows, better insulation etc, then a new Advisory Report is not required (unless it is 7 years old). Hopefully, these minor changes will help towards improving energy efficiency in the building and thereby improving the rating of the DEC.
